1. Create an “Information Book.”

Make a printed guide yourself and include important or relevant information that your guests may benefit from. This can include:

  • Where extra supplies are located (i.e., toilet paper, towels, utensils, and any other perks that come with your space).
  • Wi-Fi password
  • Nearby restaurants
  • Popular attractions and things to do in the area
  • A list of grocery stores and shopping centers
  • Amenities included in their stay, if any
  • Your contact info (for emergencies only!)Everything they could want for their perfect getaway will be right where they need it. Plus, it may even save you time, as they won’t have to contact you for anything but emergencies!

Here’s another pro tip: Create your own QR codes for your guests! You can make your printout into an E-Book to make it more convenient (and to prevent torn pages!).

2. Invest in a keyless lock.

Keyless entry is a great added benefit for your listing(s), for many reasons. You won’t need to be there to give them a key, you can avoid bothersome lockboxes, and you’ll never have to worry about potential lost keys!

Simply send them the entrance code, and they can enter on their own.  What’s even better, is that you can change the access code after each guest checks out.

3. Make sure proper safety measures are in place.

Safety is no joke, and in case of emergencies, it is essential to be prepared (let’s not forget about any potential liability issues that may arise if it’s neglected!). Here are some safety must-haves to include in every rental:

  • Fire extinguishers
  • Smoke and carbon monoxide detectors
  • First-aid kits
  • Flashlights
  • Signage for the nearest fire exit(s)

Before new guests check in, double check to make sure everything works as it should. Check and change any batteries, make sure the fire extinguisher is full, and restock the first-aid kit(s) if needed.

4. Buy mattress protectors for each mattress.

Just imagine how many people sleep on the same mattress throughout the year. Keep it sanitary for guests with a mattress cover that’ll protect the mattress from bacteria, bed bugs, and anything else that might soil it.

5. Keep up with maintenance.

The last thing you want is for something to break due to poor maintenance while a guest booked their stay. Make sure to be on top of maintaining your place – even when it comes to the little things, like replacing water filters and lightbulbs, ensuring the TV and Wi-Fi work, making sure there are no leaks, and making sure everything works as it should.

6. Upgrade your appliances.

Attract guests by offering new and energy-efficient appliances, such as kitchenware, a washer/dryer, cookware, and even electronics.

Guests often appreciate upgrades that are specifically energy efficient.  Not only is it good for the environment, but it’s also a great way to save money on electricity – so it’s a win-win for everyone!

7. Make sure to offer Wi-Fi and cable.

Even on vacation, most guests would like the ability to connect to the internet and social media sites throughout their stay and unwind by watching TV at the end of the day. Bonus points for having a smart TV with access to different streaming sites!

Just don’t forget to leave the Wi-Fi password for your guests or to include it in your information book.

8. Spruce up your outdoor area.

Whether you have a backyard or one that can hardly be called a “yard” at all, make sure to keep the outdoor space welcoming. Here are some of the best ways to do that:

  • If you don’t have a yard, make sure the space looks clean. Make it welcoming by adding green plants, flowers, potted plants, or a welcome sign.
  • If you have the available space, you can add a seated area for guests – such as lounge chairs, a table where they can enjoy outdoor meals, or even an outdoor fire pit and grill!

9. Add some personalized touches.

Who doesn’t love to start their vacation with chocolates, or a bottle of wine left by a very generous host? Sometimes the smallest things can have a huge impact on experiences in your rental, so go above and beyond to make their stay special.

10. Don’t forget about the essentials.

It’s important not to be frugal when it comes to necessary supplies or essential items. These can include:

  • Air conditioning
  • Toiletries
  • Toilet paper and paper towels/napkins
  • Tissue boxes
  • Towels and bed linen
  • Phone chargers
  • A coffee pot

The Bottom Line

No matter what type of property you are renting, the list above includes great ways to enhance your guests’ stays. Try to check off all 10 for your rentals – and try out these other helpful tips to ensure your guests all have the best possible experience:

  • Be upfront about the description of your listing(s) to avoid any confusion or potential complaints. Be sure to disclose things like pets, and potential noise at night.
  • This might be a given, but make sure to keep your space clean and organized!
  • Respond to all customer inquiries to keep your response rate high (even if you aren’t able to host at the requested dates).
  • Think like a guest in your space! How would you feel staying there? What would you think is missing – and how would you make it better?
  • Ask future guests if they have any special needs or requests before their stay and do your best to be amenable.
  • Ask for reviews – and invite feedback from your guests. If you’re given advice on how to make future stays better, it’s a good idea to take it!

Guests will love that you went above and beyond to make their stay comfortable and easy!
